The Board of Adjustment will be meeting on Wednesday February 24 at 6 p.m. There will be two public hearings for property usage: Shazamm at 28 W Commerce St, and Larson Engineering for Gateway North on a 2.9 acre property along Route 13 and Exit 114 on-ramp, (agenda).

Shazamm's Public Hearing

In accordance with the Smyrna Zoning Ordinance and Chapter 3, Title 22 of the Delaware Code Annotated, the Board of Adjustment of the Town of Smyrna will hold a public hearing in the Council Chamber of Smyrna Town Hall, 27 S. Market Street Plaza, Smyrna, Delaware at 6:00 p.m. on February 24, 2021.

Purpose of the hearing is to consider a special exception application from Shazamm, LLC to establish a first-floor three-bedroom apartment use at 28 West Commerce Street (1-17-01017-02-5301-00001) in the CC - Central Commercial.

Larson Engineering / Gateway North

In accordance with the Smyrna Zoning Ordinance and Chapter 3, Title 22 of the Delaware Code Annotated, the Board of Adjustment of the Town of Smyrna will hold a public hearing in the Council Chamber of Smyrna Town Hall, 27 S. Market Street Plaza, Smyrna, Delaware at 6:00 p.m. on February 24, 2021.

Purpose of the hearing is to consider an application from Larson Engineering for a variance to construct a parking lot fronting a portion of a proposed three-story mixed-use building along U.S. Route 13 as set forth in Section 5.22J(2)(f) of the Smyrna Zoning Ordinance. The project is located on a 2.9-acre vacant parcel at the intersection of South Dupont Boulevard and the Exit 114 on-ramp (TM 1-17-019.00-01-62.00-00001), and is zoned SCZ – South Corridor.
